Equal Housing Opportunity

I have been coming across a strange problem in the last couple months, a problem that I have not had since 2005. I cannot find the properties that my buyers are looking for- especially if they are not willing to go through the inevitable hassle and heartache of a short sale!

At a recent meeting, our company President brought to light some very encouraging information. If you look at this graph, for single family homes under $500,000 in Sarasota County, you will be shocked to learn that there is only 6.5% months of inventory based on closed sales. Year over year our inventory is down 45.7% and pending sales are up 71% percent over this time last year.

While I am no where near insinuating that we are now in a perfectly balanced market with no troubles, I do stand behind the fact that we are clearly on the road to recovery.     Nice post Drew. Very informative. I am having the same problem as well with some buyers. It is slim pickings in some areas when you ignore the overpriced properties.
